Description

Nose Creek Building E is located directly South of Dawson Wallace’s previously completed Nose Creek Buildings A & C site in Balzac, AB. We were selected as the Construction Manager on this project due to our value engineering, commitment to schedule, and outstanding relationship with the client. Dawson Wallace mobilized to site while the building was still being designed. Due to the tight schedule, we proposed schedule saving techniques like frost prevention, precast gradebeams, shrink-wrapping the building, and creating a phased line at the middle grid line of the building to erect steel & precast from each end of the building (essentially building two buildings at once). There was also a large TI portion of the job that required the same completion date as the base building. Dawson Wallace worked closely with the design team to propose schedule saving techniques in order to meet the schedule demands.

Description

The Grasslands Logistic Centre is located in the Great Plains Industrial Park in wassoutheast Calgary. The facility is a light industrial distribution centre that can support multiple tenants. The 214,000 s.f. building consists of insulated metal panels as well as precast “dado” panels around the perimeter of the facility. Dawson Wallace was hired as the General Contractor to complete this building and also as a Design Builder for the mechanical and electrical systems. The project was a “greenfield” site that was transformed into this distribution facility over a May to October timeframe. The project implemented sustainable building practices such as LED lighting, higher insulated roof system as well as energy modeling to ensure it is environmentally friendly.

Description

Dawson Wallace Construction was awarded the Home Depot Rapid Distribution Center (RDC) & Stocking Distribution Center (SDC) warehouse distribution projects in November, 2013 following a successful competitive tender. These buildings are Home Depot's Western Canada distribution centres and encompass 1.1 million square feet of industrial footprint on 66 acres of site. The RDC includes a second level mezzanine structure to permit a fully mechanized sorting & distributing conveyors system. The SDC incorporated a saw-cut free 13” structural slab and full 40’ racking installation. Both buildings comprise structural steel, precast concrete grade beams and wall panels, and TPO roof and are linked by a third link structure through the truck court.

Project Description - Stoney 1, 2 ,& 3 Phase 1 of the Stoney Industrial Business Park was comprised of three distribution warehouses totaling 1.6 million square feet of building footprint on 60 acres of completed site surfaces. This project was delivered using a Design-Build method consisting of structural steel, composite metal panels, and insulated metal panels. Dawson Wallace subsequently completed the tenant fit ups including Harmony Logistics, Sobeys Distribution & Whirlpool (GE) Distribution. This project was successfully completed on schedule in 2008.

Project Description - Stoney 4 Phase 2 of the Stoney Industrial Business Park included the construction of a fourth distribution warehouse with 32’ clear structure totaling an additional 436,000 s.f.. The exterior wall construction consisted of insulated metal panels from slab to parapet with stucco and block overlay. The storefronts consisted of soft-wall, composite metal panels, insulated panels, and curtainwall entrances. This project was successfully completed on schedule in January 2012.

Project Description - Stoney 5 Phase 3 of the Stoney Industrial Business Park included the final Design-Build construction of an additional distribution warehouse totaling 399,000 s.f.. The incorporation of insulated metal panels, as well granite-stone panels, were incorporated to a parapet height of 36’. Dawson Wallace was subsequently contracted to complete the Target Distribution interior fit up. This project was completed on schedule in 2013.

Dawson Wallace was awarded the contract to construct Building A and Building C of the Nose Creek Business Park in Calgary AB. These buildings, comprising 194,000 s.f. and 240,000 s.f., were the first footprint of an eventual 10,000,000 s.f. industrial business park. The buildings are 32’ clear structure, structural steel, and full height exterior precast.
This project came with the challenge of very tight schedules to meet client expectations, resulting in the requirement to install all site utilities and hard surfaces within the timeline of three months to beat the onset of winter. Dawson Wallace had proposed the Design Build storm tank system, the largest in the City of Calgary, in lieu of the tendered culvert system to expedite closure of the site to accelerate the schedule.
